You choose!

Okay, we're flying through that 2010 to do list like some real champs! It's only Feb March and we've already completed two of the five things! The entry way and the curtains in the dining room. Oh, I didn't show you the curtains yet have I? Soon, lovies--soon!

Woohoo! Now it's your turn. Tell me,

bathroom fix up.

Or Master bedroom re vamp.

Lets talk pros and cons of each project. Bathroom is quick and easy. Kind of like pulling off a band aid. It involves a lot of painting though. I loathe painting. I hate cutting in, and my arm gets tired from rolling after 3 minutes. But, I could finish it in a weekend.

Master. Sigh. It would take a bit longer. Slightly more money. But I feel like I'd enjoy it more than the bathroom, but both need to be done. It's finished in my head, I just have to do it! Mr. P doesn't want to re do it if we're selling. Boo. I say, "It's been six months and it hasn't sold anyway." Then I stick my tongue out at him. You know, the usual. Really some new paint, bedding, window treatments and accessories and we're done. I feel like I'm trying to convince you to tell me the bedroom. :) BUT don't tell me what I want, tell me what YOU want! You read this tell me what you want to see!

Be honest, weigh in. Bathroom, or bedroom. What will be the next project to tackle.

I say bathroom. Save your money for new bedroom stuff at your new house. You know you are going to want to fix it up :).

Okay, I would do the bathroom first. It can be done quickly and it's nearly painless, except for your poor arm...but then you can check it off your list! I'm a list checker-offer!

Then do the bedroom next!

Your bathroom looks so cute as is already. I say bedroom, because the bedroom is usually the last to get work on, so make it special. Cant wait to see it what you do with it:)

I'm with Shannon. I vote Bedroom, your bathroom is cute already, and the bedroom is a really important room that is neglected all too often (spoken from someone whose bedroom is currently just as neglected). I can't wait to see what you do with whatever room is picked!!

As much fun as the bedroom would be, you know the old saying..."bathrooms and kitchens sell a house"! I would get busy on that bathroom! :)

I say the bedroom... imagine how much fun the bedroom will be after its done. All the relaxing you can do when its finished... or do a little in each each day!

I've had quite a bit of experience with staging to sell. Your bathroom looks great. Your bedroom however could use a couple things like a head board (I've seen old doors as headboards and is super inexpensive the Habitat's ReStore) or a different picture hanging on the wall. Maybe a lighter color on the walls, one that is warmer and cozier. Paint the side tables white. Add lots of pillows, a throw blanket and a breakfast tray with two cute coffee mugs and a romantic book like say Shakespeare's Sonnets or a copy of The New York Times. Candles r a must as well as secondary lighting. Buy the fake little votive lights to put in cute candle holders so they can be lit when people look at your house. A big hit for us was a little typed one page summary of our neighborhood, highlighting in a very good way all the perks of the neighborhood like key great neighbors, closest park, accolades local schools have won, how far to closest shopping area, etc. Also greenery. Thats what a professional stager told us when we put our house on the market a year ago. I'm sure you know this already though. I was constantly reading staging articles and going crazy staging and restaging. Bake brownies for those who are taking a second look at a house. I've actually seen that sell a house. If you have neighborns you can trust like we did, let them know when the people r coming to look and they can walk their dog and stop and say hello. We did that and they ate it up.

Houses generally take a year to sell as well these days. It seems to be the average. Because we couldn't afford to sell, we finally rented it out but it wasn't from lack of interest in the house, it was just a better financial choice for us. Your house is beautiful and I'm sure it won't be long and you will be showing us tons of pics of your new place. :)

wow, that was a lot. Sorry, I know that wasn't what you were asking. I just know the crazy stress you can get trying to sell. I am praying for a quick end to your adventure and a quick turn around into your new home.

I vote bedroom, you spend your nights there... You snuggle your babies there... And if you pick stuff you really love you can always take it with you to a new house and use it again!!! When I redid my bedroom it quickly became my favorite room in my house!!!

Bathroom first... then you will have the positive energy and be able to pour that into your next project. Although I do like both rooms as they are now. I am sure they will both turn out unbelievable in the end though. Good luck with your decision.

I vote BEDROOM! Then you'll LOVE it and still be excited to do the bathroom...and the bathroom will be a cinch after the bigger project!

Usually I would say bathroom first, because it is the smaller project..but the bathroom would be fine if nothing got done to it! And, you should have a bedroom you love...whether the house sells or not!

I think your bath looks great!!! If your bedroom is something you really want to work on, then your heart will be in it. :) Also, I am sure there are some tweaks you could make to it to make it more appealing to buyers. Go for it!

100 percent, master bedroom. Your bathroom looks great already, I'd buy a house with a bathroom like that. (What color were you thinking of doing? I think it is wonderful now.) And, if you do master bedroom, a lot of it is stuff you could take with you, so it's a win-win.

Darling, I'm not even sure why you are thinking of doing the bathroom. It's great. If you're like me though you get sick of the same old thing (a year after you remodel it) and you're ready for something new. Bedroom, though. For sure.

I say bedroom! The bathroom looks good. When your bed room is put together and what you want it puts you at peace to be in there! If you do go with the bathroom...save your self some time and trouble and buy a edging tool! NO MORE having to cut in!
